Your investment is secured by the items listed below and are all handled by a local attorney’s office, title company and licensed appraiser.


Trust Deed – A Trust Deed is very similar to a Mortgage except it is faster and easier to foreclose on if the borrower doesn't pay. This Trust Deed is recorded at the Arizona County Recorder’s Office. You lend directly to a specific property through our private trust deed loan program.  Your money is never “pooled” or “co-mingled” with other investors. You have a specific deed of trust on a specific property.


Promissory Note – A Promissory Note is a legal contract detailing the terms of a promise by one party (the maker) to pay a sum of money to the other (the payee/investor). The terms of the note include the principal (investment amount), the interest rate and the maturity date – selected by the investor.

 

Title Insurance Policy -- This policy protects your financial interest in the property against loss due to title defects, liens or other matters. The total dollar amount of the insurance policy will be equal or greater than your investment.


Hazard Insurance Policy – This is an insurance policy showing your recorded interest in the property. This document instructs the insurance company to pay off the investor in full first, should the property be destroyed.


Appraisal or Market Analysis Report – This is a detailed report outlining the current market value of the secured piece of real estate.  Properties are only purchased for 70% or below their appraised value. The majority of properties we purchased are directly from homeowners currently facing foreclosure or through "short sales". We needed to move quickly to purchase from sellers who are willing to happily give us equity in homes for FREE in exchange for peace of mind or debt relief and we didn’t have time to go through banks because the process just takes too long. With 30% or more equity in all of our purchased properties, our investors have added collateral securing their investments.
